Allen&Overy, Gide, Lacourte Raquin Tatar and Sorba Payrau have advised Groupama Immobilier, Total and ADIM PARIS ILE DE France (VINCI Construction France) on the construction of the future headquarters of group Total at La Défense, Paris' business district. This project, designed by architect Philippe Chiambaretta of PCA Stream for Groupama Immobilier, which owns the site, will be built by VINCI Construction France.
On 14 March, Groupama and Total signed an off-plan lease (Bail en État Futur d'Achèvement) for the construction of The Link, which will be home to the future headquarters of group Total. This project is designed by architecture firm PCA-STREAM on behalf of Groupama, owner of the site, and will be built by VINCI Construction France.
The Link comprises two towers, connected over 30 floors by green walkways. The "Arche" wing will number 50 floors (228 metres high), while the "Seine" wing will number 35 floors (165 metres high). The complex will stand on a joint three-floor foundation, between the lower boulevard and the La Défense esplanade.
The work is expected to last five years, at which time Total will take delivery of the building and be the lessee of The Link for 12 years renewable. The Link will receive environmental certifications (HQE Exceptional) that guarantee the best standards in terms of energy efficiency and comfort (heating/cooling and acoustics).
Gide advised Total with a team comprising partners Eric Martin-Imperatori and Nicolas Planchot, working with associate Clément Pech de Laclause on all the legal aspects of acquiring the lease for its headquarters.
Allen&Overy advised Groupama Immobilier on real estate aspects.
Lacourte Raquin Tatar advised Groupama Immobilier on real estate and tax aspects.
Sorba Payrau advised ADIM PARIS Ile de France (VINCI Construction France).
